He has resided in El Dorado County since 1985 and has become well-known and highly regarded in El Dorado County, the City of Placerville and the surrounding communities, creating strong relationships with both local and county officials.

Mr. Grado’s recent focus has been in El Dorado County where he is currently involved in more than $160 million of commercial, office, and residential product. These projects include: “Diamond Dorado Retail Center” $35 Million, “The Crossings at El Dorado”$85 Million, “Creekside Retail” $12 Million, “Diamond Springs Retail” $4.2 Million, “Forni Center Retail Plaza” $10.5 Million, and “Greenwood Hills” $14 Million, a master planned community consisting of 265 single family residential units.
Mr. Grado has developed retail product for numerous national tenants such as Auto Zone, Sizzler, Carls Jr, Walgreens, McDonalds, Dennys, National Dollar Store, Kentucky Fried Chicken, Big 5 Sporting Goods, 7-11, Circle K, Kragen Auto Parts, Staples and Petsmart. Examples of completed projects in both office/medical and retail include: a $4 million medical building for Golden Center Health Care (as owner/builder), a $1.4 million retail building for Big 5 Sporting Goods (as owner/builder) and a $1.04 million retail center in Sacramento, California (as general contractor). In 1994, Mr. Grado worked as project manager on a design build team to rescue a proposed multi office center in Vacaville, California for BTV Crown Equities. He entered with a new architect and saved over $400,000 in construction costs, building the center for approximately $2.8 million.
Prior to creating Palos Verdes Properties in 1992, Mr. Grado was owner/partner of Jericho Development and Jericho Construction in Placerville, California. Before moving to Northern California, he established and owned Guaranteed Roofing in Redondo Beach, California, which specialized in contracted roofing with the federal government, national retailers, and large property management companies including J.H. Hendrick, Midstate Corporation, and Southland Corporation. Mr. Grado’s higher education includes studying Industrial Technology, Real Estate Principals and Business 4 years at California State University Fresno and California State University Long Beach.
